When we first meet, we provide you with our New Buyer’s Guide, which includes:

  • Real Estate Brokerage Relationship Form by The Maine Real Estate Commission.
  • Exclusive Buyer Representation Agreement of The New England Real Estate Company.
  • Residential Property Transaction Booklet by The Maine Association of Realtors.
  • Maps of the local towns & copies of all active MLS listings relating to your search.
  • Copy of our Maine Purchase & Sale Agreement for you to become familiar with. 

Then when you decide on The New England Real Estate Company to represent you:

  • We meet in person and discuss brokerage relationships in more detail and then mutually sign an exclusive buyer representation  agreement, which identifies our agent-client relationship.  This acknowledges us as your exclusive buyer representative.
  • This agreement identifies the various Maine counties where we will be providing representation for you and helps identify the kind of property you desire.
  • This agreement also helps spell out the extent of our fiduciary responsibilities, and provides an expiration date in providing representation for you.

When we begin, our first step is setting you up within our client and MLS databases, so all future MLS listings can begin to be automatically forwarded to your preferred email address if you wish, as well as having you correctly in our client contacts for all future correspondence.

At the time we find that perfect property for you, our work is just beginning.  We help prepare your offer to be as clean as possible with protective contingencies.  We talk in great detail about local area values and give you written comparisons from the marketplace.  When financing, we suggest you take the opportunity to be pre-qualified with a lender of your choice, to ease the sellers mind.

And we help present your interest professionally to Sellers.  Not just as buyers, but as people.  Sellers want to know more about you as a buyer - its only natural.  We will suggest you write a personal letter to accompany your offer - to tell them about you, your family, and why you love the property.  You are the buyer and we help you put your best foot forward the first time.  This one simple step will tell them more about you then any offer alone can and may help you gain the perfect property.

Securing Your Offer

Typically, your offer to purchase is presented with a 1%- 5% deposit as earnest money.  This is usually either wire-transferred or deposited by means of a personal check within our brokerage real estate trust account.  When the seller accepts your offer, the closing will probably happen within 30 - 45 days.  Buyers often have contingences, which allow time to review title work, surveys, secure an appraisal, and order an inspection.

And when you are not in town, we will continue to handle every detail of your transaction.  Such as; working with the title-company, preparation of your loan documents and settlement statement, assisting with transferring utilities, and seeing you have a recorded deed and title policy.

Maine Real Estate Relationships

If you are looking to buy real estate in Maine, it is important you understand how you want to be best represented in a transaction:

Buyer's Representative (buyer’s agent)

A buyer’s agent is hired by prospective buyers to represent them in a real estate transaction. The buyer's representative works in the buyer's best interest throughout the transaction and owes fiduciary duties to the buyer. The buyer can pay the licensee directly through a negotiated fee, but in almost 100% of the time, the buyer's representative would be paid by the seller normally through a commission split with the seller’s agent.

Disclosed Dual Agent
Dual-agency is a relationship in which the brokerage firm represents both the buyer and the seller in the same real estate transaction. Dual-agency relationships do not carry with them all of the traditional fiduciary duties to clients. Instead, dual agents owe limited fiduciary duties. Because of the potential for conflicts of interest in a dual-agency relationship, it's vital that all parties give their informed consent. In many states, this consent must be in writing. Disclosed dual-agency, in which both the buyer and the seller are told that the agent is representing both of them, is legal in most states.
